More About Allenstown: Unlocking Value In Rockhampton

Share

A finished home is lovely, but sometimes the opportunity lies in a property that still needs a little imagination and elbow grease. An older kitchen, tired paintwork or an overgrown garden can hide a home with plenty going for it and the opportunity for growth.

That’s part of what makes the Rockhampton suburb of Allenstown worth exploring.

Close to The Range and Wandal, this established spot still offers character homes filled with potential to make your own improvements. For buyers prepared to take on a project, it’s somewhere we regularly suggest looking.

All about Allenstown

Allenstown recorded 2,762 residents in the 2021 Census, with the average resident age at 37.

The suburb sits conveniently close to the Rockhampton CBD, with shopping, schools and hospital services within easy reach. House types include practical family homes as well as coveted classic Queenslanders and generous, relatively flat blocks, features we explored in our original Allenstown suburb guide.

The suburb was recently named amongst Australia’s ‘Fast 50’, with Smart Property Investment listing it as a place to watch because of its “convenient suburban lifestyle with strong appeal for families, retirees, first home buyers and investors seeking value and long-term upside.”

What are property prices doing in Allenstown?

For the 12 months from September 2025 to August 2026, realestate.com.au reported these average sale prices:

  • Houses: $540,000.
  • Three-bedroom houses: $535,000.
  • Units: $452,500.

Prices are up by an average 20% over the preceding year, and by almost 100% since October 2020.

If you’re a renovator looking to capitalise on an older home, finding an opportunity here means looking carefully at the property, its condition and the work required. A lower purchase price only helps if the renovation budget makes sense too.

Why renovators should look closely at Allenstown

From our experience, Allenstown still has more homes awaiting substantial renovation than nearby pockets of The Range and Wandal, where owners have been updating properties for years.

That gives you scope to put your own stamp on a home.

The ideal fixer-upper needs cosmetic improvements, or simple updates to improve the layout and liveability. The important question is whether the finished result justifies the purchase price, time and cost.

Before committing to an Allenstown property, request a professional building inspection and review it in detail, obtain realistic quotes for works and check what approvals your proposed changes may need. A fantastic property ‘flip’ starts with a workable plan.
