First-Home Buyers: How to Avoid Overpaying in a Crowded Price Range

Low-deposit pathways and buying incentives have changed what is possible for a lot of first home buyers in Rockhampton, Yeppoon, the Central Queensland Highlands and beyond.
If you are eligible for one of these schemes, you may be able to buy sooner than you expected, with a smaller deposit than you thought you needed, which is great news.
However, these incentives also mean a lot of buyers end up looking in the same streets and neighborhoods at the same time. When government support opens the door to a particular price range, that range tends to fill up fast, and a crowded bracket does not always deliver the best value.
As a first home buyer, keep the following in mind, and you may give yourself an advantage:
Why one price bracket becomes crowded
Incentives like the Australian Government's 5% Deposit Scheme allow qualifying first home buyers to purchase with a minimum 5 per cent deposit without paying Lenders Mortgage Insurance, provided the home falls within the relevant location price cap and lending requirements. That price cap effectively draws a line in the sand, and a lot of buyers end up shopping right up against it.
The latest ABS lending figures recorded 30,241 new owner-occupier first home buyer loan commitments in Australia in the March 2026 quarter, which is 5 per cent higher than a year earlier, with the value of those loans up 17.9 per cent. This tells us that first home buyers are active, and a meaningful share of that activity is concentrated in the entry-level bracket the deposit scheme is designed to support.
How competition changes value
When a dozen buyers are all working with the same budget, an ordinary home in that bracket can attract far more interest than its condition or location would otherwise justify.
Picture an entry-level home in Rockhampton, Yeppoon or elsewhere on the Capricorn Coast that would reasonably sell for $450,000. With eight or ten buyers competing for it, many of them keen to stay under the price cap to preserve their low-deposit position, that home can be pushed up close to the cap itself.
The home is still an ordinary home. What has changed is how many people are chasing it and how much they are willing to stretch to stay inside the scheme. The price starts to creep up.
Why rethink your strategy
A short step above the price cap for entry-level homes, the crowd tends to thin out. That leaves better quality homes with noticeably less competition, and sometimes with sellers who are more open to negotiation.

You may find that paying Lender’s Mortgage Insurance or side-stepping an incentive to borrow that small amount more can get you into a slightly higher priced but better quality home, for only a small amount more than an entry-level place everyone is competing for.
Whether that trade-off makes sense depends on your deposit, your borrowing capacity and your repayments, which is exactly why this is a conversation to have with a financial professional before you start inspecting.
Questions to ask your broker
Before deciding whether to stay inside the price cap or look just above it, it is worth asking:
- What does my borrowing capacity look like, with and without the low-deposit scheme?
- What would Lenders Mortgage Insurance actually cost me on a slightly higher purchase price?
- Does moving just above the first time buyer price cap change my eligibility for any other support I am relying on?
- How would spending that little bit extra to get into a better-quality home in a more sought-after suburb affect my repayments?
First home buyers, think outside the box
Government support has made home ownership more achievable for a lot of first home buyers in Rockhampton, Yeppoon and other parts of Central Queensland, but it has also crowded a specific part of the market.
Remember, the most popular entry-level home is not always the best value, and a property outside the crowd’s focus is often worth a serious look.
