Callum Ryan is the dedicated Buyer Specialist for Team Todd Brandon at The Agency CQ, the agent responsible for every active buyer in the South Rockhampton market.

Team Todd Brandon holds a database of more than 8,000 buyers. Callum works hundreds of them actively at any one time, across every property the team has on the market.

His role exists for one commercial reason: sellers get more money when more of the right buyers are competing. A solo agent splitting the day between appraisals, vendor management and negotiation cannot personally speak to every buyer in the market. Callum does. He makes the first call on every enquiry, establishes motivation, budget and whether the buyer has a property of their own to sell, and matches them against the database. At the launch of a typical campaign, around 1,000 matched buyers are contacted directly, and Callum personally works the 30 to 40 enquiries that follow.

From there he runs the buyer side of the campaign: open homes, private inspections, price feedback, and the conversations that tell Todd Brandon exactly where each buyer will land before the negotiation begins. He keeps his own categorised record of every serious buyer he meets, including what they are looking for and what they have already offered on elsewhere. When a new property comes to market, he knows who to call before the sign goes up.

Callum applies one rule above all others: Every buyer is given the opportunity to put forward their best price, and no buyer’s offer is ever disclosed to another. That is Team Todd Brandon’s Fair Process Principle, and it is what produces both a defensible result for the seller and a market full of buyers.
