How to Choose Your Property Styling Strategy
Share
When your home is for sale, first impressions count. Your buyer needs to walk in and immediately see the space's potential.
A common mistake sellers make is overlooking presentation. After all, you’re selling the home, not the furniture, so why worry about lounges and pictures on the wall?
In fact, to sell your Rockhampton and Capricorn Coast home for the best price, the buyer needs to fall in love. This is where styling comes in.
Take a look at the missteps home sellers make when it comes to presentation and styling, and the steps we always recommend to maximise results.
Styling mistake #1: Leaving your home as it is
Having a cluttered kitchen bench, bathroom counters filled with toiletries and a lounge with wine or coffee stains are just part of normal family life. But living in a home and presenting it for sale are two different things.
Buyers need to step into your space and feel like it could be their own. They’re purchasing the ideal version of your house, and it needs to be clean and tidy to give the right impression.
Leaving everything untouched may save preparation time, but it won’t get buyers excited enough to increase their offer or bid against others. At the very least, a thorough clean and declutter are needed before your photographer and videographer arrive.
Mistake #2: Showing an empty house
This one often takes buyers by surprise. An empty property gives buyers a clear view of the floors, walls and layout. What it doesn’t always give them is a sense of how to live there.
Will a dining table fit comfortably? Where would the sofa go? Is there room to walk around a queen-sized bed?
Some buyers can picture all of this, but most get stuck when faced with an empty room. They can’t see how they would use it and the blank space feels impersonal.
If you can’t afford a stylist to fill your entire house, for example if you have a large Queenslander with a ground level that can be used as a studio or games room, that’s ok. Focus on the living areas and main bedrooms that will capture people’s attention first.
Mistake #3: Using virtual staging
Virtual staging adds digital furniture to photographs of empty rooms, and it can help illustrate a possible layout and make a listing look appealing in the online images.
The challenge comes when buyers arrive.
They’ve seen a furnished living room, but now they’re standing in an empty space. Even when images are clearly labelled as virtually staged, the feeling that attracted them may be missing.
Your listing is designed to get people through the door, but you need to wow them when they arrive. This is why we try to avoid having a big difference between what marketing promises and what the inspection delivers.
Mistake #4 Overdoing it
Good styling works with the space you have.
At the Agency CQ, we’re not fans of squeezing a bed into a tiny sunroom in an older Queenslander just because it has the potential to be a sleeping space for a guest or small child.
Presenting a room like this as a study can make much more sense because a desk and lamp will work better in the space. The aim is to help people recognise the possibilities without overstating what the home offers.
The benefits of professional property styling in Rockhampton and on the Capricorn Coast
Homes that sell for more do so because there is competition from buyers, and that competition steps up when the home is dressed to impress.
Depending on your property, you might choose:
- Partial styling: Working with suitable furniture you already own, removing items that don’t work in the space you have and adding selected pieces (dining sets, beds, wall hangings and soft furnishings) to complete the presentation and make your place look inviting and modern.
- Full staging: Furnishing an empty home to show buyers what optimised living space looks like.
The main reason we recommend an investment in styling: it can measurably affect your final outcome. By spending a few thousand dollars, you can potentially add 10-15% to the selling price.
This is something we have seen time and time again after working with local homeowners.
