Downsizing in Rockhampton and Central Queensland: What to Sort Out Before You List

Share

If you’re thinking of downsizing in Rockhampton or elsewhere on the Capricorn Coast, yes, now is a good time. There are plenty of active buyers looking for family homes and some lovely units, riverside apartments and townhouses available to make your life feel easier.

As local downsizing specialists, we have helped hundreds of couples, singles and even families to move on from a larger property and simplify their life and living costs.

Here’s some of the advice we share, starting with the question around timing.

Stop waiting for the perfect market

Trying to sell at the top and buy at the bottom sounds sensible. Doing both at exactly the right moment is much harder. To add to this, most of the time you’re buying and selling in a similar market, unless you are relocating somewhere far away.

If you’re concerned about how the Rockhampton and Capricorn Coast market is performing at the moment, request an appraisal based on current sales figures and make your decision based on that instead of the news headlines. Then look at what’s for sale in the area you want to relocate to and use the information to inform your decision.

It’s not about the perfect time in the market, but the perfect time for you.

Preparing to downsize: Declutter first

A family home can hold decades of furniture, paperwork and belongings, and trying to deal with all of it in the week before listing makes the process far more stressful than it needs to be.

Start with the rooms you use least. Work through cupboards, spare bedrooms, sheds and garages, sorting items into what you will keep, sell, donate or dispose of. You do not need to strip the home bare. The aim is to make rooms feel spacious and easy for buyers to understand, while also ensuring you won’t have more than you can fit into your new place.

If you know you have a big job ahead of you, make a timeline. You don’t have to rush, but give yourself deadlines to have things done by. A professional declutterer can help if you are overwhelmed by the volume or the challenge of making decisions.

A tip: If you love something but it is time to let it go, take a photo. That way you can always remember it.

Prepare your property

Once you have space and room to move (some things may need to go into storage), look at the smaller presentation jobs that can make a difference: gardens, minor repairs, cleaning, lighting and anything that immediately makes the property feel tired.

At The Agency CQ, we bring our property partner Jess Donovan to help with this part of the process. She can provide advice around which jobs are most urgent and how styling can help you sell for more when the time comes.

It’s not always easy when you have lived in a property for many years, but your place needs to be showcased for its new owner in the best light possible. All those little jobs that have been waiting but are finally done will add up to delight buyers and make them excited to put in an offer.

Plan your sale and purchase timeline

Downsizers often focus heavily on what their current property might sell for and less on what comes next.

Before you put your place on the market, research the type of property you actually want to buy and ask:

  • Are there suitable places available in Rockhampton and Central Queensland?
  • What will your ideal place cost?
  • Are you willing to rent temporarily if the right home is not available?

Selling before you buy will give you greater certainty about your budget. Buying first can reduce the pressure of finding somewhere quickly, but it may create financial or settlement complications. There is no one-size-fits-all answer, so your agent, broker, lender or solicitor can help you work through the sequence before you commit.

Tip: Can you live with family or house-sit for a few weeks while you find your new home? This can give you a bit of extra time (although you may need to pay to store your furniture somewhere).

Another option is to request an extended settlement and finalise your exchange after 10 or 12 weeks instead of six. This is also helpful if you still have a lot of clearing and packing to get through.

Prepare before you downsize

If downsizing is somewhere on the horizon, it’s never too early to start getting your ducks in a row. Break down the steps, map out your timeline, be clear about what you want and make sure you have locally-based professionals to support your journey.
