Why Buy Now in Rockhampton and the Capricorn Coast

Share

There is a question that comes up in almost every property conversation right now. Is it a good time to buy? It’s a fair question, and the honest answer, especially for Rockhampton and the Capricorn Coast, is that it depends less on the market and more on you.

One thing we can say is that we are still investing in the area ourselves, with our lead agent Tod Brandon recently adding to his personal portfolio. Not because the timing is perfect on paper, but because the property met his brief and he understands the long term potential of our part of Queensland).

When your real estate agent is buying in the same market he is advising you in, that says something.

Here’s why we are still seeing active buyers (yes, even investors) in the area:

It is less about why buy now and more about what to buy now

The strongest argument for buying property has never really been about picking the right moment because it has always been a long game.

To add to this, blue-chip-quality assets in real estate or any other asset class tend to perform well regardless of what else is going on. The power of compounding does the heavy lifting, but only if you are in the game.

From our experience after operating in Rockhampton, Yeppoon and the Capricorn Coast for many years, nobody has ever successfully called the top or the bottom of a property market. Although it seems reasonable, trying to schedule a sale or purchase precisely is a method that rarely succeeds.

More often than not, it’s a combination of wise purchases and patience that deliver the best outcomes.

Rockhampton makes a strong case

In Queensland, as reported by Broker News, the statewide median house price climbed 4.21% over the 2026 March quarter to $990,000, and annual growth was 15.7 per cent. Units outpaced houses, with the statewide average rising 4.81% over the quarter to $817,500 and 17.19% over the year.

For Rockhampton, the average house value climbed to $650,000, which represents 4 per cent growth for the quarter and was a fantastic start to the year. Year on year, Rockhampton recorded 18.93% annual house price gains and posted a 33.55% annual increase in unit prices, which has delivered excellent outcomes for those who purchased in the years before 2025.

The fundamentals are sound for investors: Rockhampton has consistent demand, comparatively few vacancies, and the type of long-term growth potential that comes from a reasonably priced, liveable regional city with a solid job market.

Even if we see a plateau or prices settling, which some industry insiders are predicting, it is likely to be less dramatic locally than in larger centres where prices can currently be described as inflated. Rockhampton has historically been a steady performer, which is a great reason to buy in 2026.

There is always a reason to buy

Every buyer has a purpose, and purpose is what makes timing irrelevant. Common reasons people are moving in Rockhampton and on the Capricorn Coast right now include:

  • A growing family that has outgrown the current home
  • Upsizing or downsizing to suit a new stage of life
  • A lifestyle or sea change to a more liveable location
  • A long-term investment in a market with solid fundamentals

Locals and out-of-state buyers are also still investing in the area due to the lower price points and continued growth potential.

If your purpose is clear, the timing will always make sense for your circumstances. The question is not really whether now is the right time based on the market or the economy. It is whether now is the right time for you.
